A boutique hotel that is located in the historical central part of Merida, just a short distance to Santa Ann and the main square. 

The hotel has a total of nine rooms, one of them a suite of fifty square meters (538 Sq Ft.) with a bath and a half plus kitchenette. Two of the rooms have the high ceiling (5.38 M…17.65 Ft.). All the rooms have the decorated pasta tile floors. This allows your guest to feel the charm of centuries past. All have complete baths with decorative handmade tiles to accent the counters. Each room has a ceiling fan, its own air conditioning unit. All have at least one window for natural light. Several rooms have windows on two walls if you would like the tropical breezes.

There is a lovely kitchen area with a breakfast bar just off the patio and pool area. Across the walk way is a tiled covered patio area with decorative iron table and chairs for that morning coffee or afternoon cocktail.

There is a 3.5 by 5.5 m filtered pool in the middle of the grassy tropical garden. A great place to relax after a day of touring the nearby Maya ruins (like Uxmal and Chichen Itza). The high colonial walls are accented with lovely Mexican hand crafts.

The beamed ceiling, and tall colonial doors (three sets) accent the reception/cafe area as you enter this charming property. One corner of the room has a bar area with sink for easy serving of the continental breakfast.

A high occupancy rate should allow you a very nice ROI (return on investment) for this working boutique hotel. It was remolded in 2003 and 2004 with all new electric and plumbing, plus all the other upgrades needed to bring this colonial building into the twenty-first century.

A very interesting addition to the hotel is that at the back of the 45 meter deed lot is an “L” shaped extension to the property. This area is 7 M. x 21 M. is completely walled with a large bodega work area. This area gives you many options ….. New living quarters for the owner or additional rooms to rent. Try an herb garden if you would like some special items to cook with.

The front of the hotel could be opened has a café or restaurant for walk in trade in a very popular tourist area. This area has two half baths for public access.

The hotel sits on a street with no bus traffic but a half a block walk in either direction would let you take a bus to the main square of Merida (although it is only six blocks away). While the other way would allow you to take a bus to the shopping malls and convention center or even to the port city of Progresso and the Gulf of Mexico beaches.
